Site Prep for a New Home, Step by Step

From raw land to ready for the builder, home site preparation usually runs in this order.

  1. Bryson walks the lot with you to settle where the house, the drive and the yard will sit, and which trees stay.
  2. We do the land clearing next, taking trees and brush off the house area, the drive route and a margin to work in.
  3. The driveway goes in early, so the builder's trucks and deliveries can reach the pad without bogging down.
  4. We build the house pad level and firm with cut and fill, at a height that lets rain run away from the walls.
  5. Around the pad we shape the ground so runoff leaves the site, and we dig the trench for the water line to the house.
  6. Bare ground gets seeded, so the red clay holds in a storm instead of washing toward the road.

Choosing Where the House Goes

On a wooded lot, slope, runoff, the drive and the view all pull the house in different directions. This photo shows a lot like that before work began, with trees on every side. We also look at where the water line and the drive will run. A short, gentle drive is easier to build and to keep up.

On a larger tract, site development means planning the roads and the homesites together. A construction company had us build several roads, clear land and grade on their 30 acres. Our advice there helped them choose where the homesites should go.

Clearing can also open up a mountain view. Taking the right trees while the machines are on site is easier than bringing the machines back later.

Pads for a Mobile Home or Singlewide

A manufactured home asks the same of the ground as any house: a level, firm pad that sheds water, and a clear way onto the lot. One customer had us clear parts of her acreage for a new singlewide space, then grade it and put down gravel. The delivery truck needs a wide, solid route and room to turn, so we plan the drive and the pad together.

What Should You Have Ready Before We Start?

  • Know where your property lines are, from a survey or the corner markers.
  • Have the house plans or at least the footprint, so the pad is the right size.
  • Ask your water provider early about service to the lot; inside Rutherfordton town limits, that is Broad River Water Authority.
  • Decide where you want the drive to come in from the road.

The size of the job matters for permits too. If the house site, the drive and the yard together will disturb over one acre, state rules apply. North Carolina DEQ then wants an erosion and sedimentation control plan submitted at least 30 days ahead and approved before work begins. On smaller lots we still check what permits the job needs before the first tree comes down.

  • It depends on how many trees come out, how steep the ground is, how far the drive runs and the weather. A small, gentle lot goes faster than a steep one with a long driveway. Bryson will give you a realistic schedule once he has seen the land.
